IMPORTANT NEWS FOR HOMEOWNERS


If you’ve read the newspaper, listened to the radio, or watched television lately, you’ve probably heard about the developing crisis in the Homeowners insurance market.  You may have heard about people who are unable to insure a new home either because of their past claims history or the claims history of the previous homeowner.  Major insurance companies are refusing to provide new insurance policies to clients they’ve insured for 20 years or longer.  Double digit rate increases are becoming the norm.  Policyholders are being surcharged for turning in claims.  Insurance companies are leaving the state. 

As insurance agents, we have no control over the actions the insurance companies decide to take.  We can, however, offer you some advice on what actions you may want to consider taking. 

1.  Think of your Homeowners policy as protection from disaster and raise your deductible accordingly.  Few homeowners would be financially ruined by even a $100%0 claim.  Yet many policyholders still have a $100 or $250 deductible.  Raising your deductible will not only save you money, it could possibly prevent either you or your home from becoming uninsurable.                    

 2.  Practice proper home maintenance.  More and more insurance companies are having the homes they insure re-inspected.  If they find a worn out roof, rotted wood, peeling paint, etc. they can require you to have these conditions fixed or you risk losing your coverage.  Be proactive.   

 3.  Before agreeing to purchase a new home, make sure you can insure it.  Don’t wait until the last minute.  Getting insurance can take much more time than it used to.  At a minimum, your insurance agent will be required to check your claims history, inspect the new house, and get a claims history on the new house.  This can easily take a week or longer.  If the previous owner submitted a claim, it may be difficult to secure coverage on the property - something to keep in mind before submitting a claim on your own policy as well.                                                                        

 We understand some of the difficulties this presents.  But this is the reality of the situation as it exists today.  We want to keep you informed so you can plan and take preventative measures to avoid some of these pitfalls.
